Why Rural Investment Loans Finally Work for Real Estate Investors

Rural investment property financing is one of those corners of the lending world that most lenders simply want nothing to do with. Rural deals are harder to underwrite. Comparable sales are sparse. Properties sit on large acreage. Sometimes they blend multiple uses. Conventional lenders look at that and pass. We look at that and see an opportunity to help.

What Counts as a Rural Investment Property

There are a few reasons conventional lenders shy away from rural investment properties. First, appraisals in rural areas are genuinely difficult — there are fewer comparable sales. Second, rural properties often serve multiple purposes that do not fit the standard single-use mold. Third, loan sizes in rural deals are sometimes smaller than what big institutional lenders want to bother with. Fourth, borrowers in rural markets sometimes have income profiles that do not lend themselves to full documentation.


What We Actually Do Differently

Our programs do not require income verification on most deals. We also have programs with no minimum credit score requirement. This is significant in rural markets where borrowers may have had past credit challenges or simply have thin credit files because they have operated largely in cash-based agricultural businesses.

For a straightforward asset-based deal, most of that documentation has nothing to do with whether the loan makes sense.
